First Impressions

Small, medium, and large development at Troost Park

I chose this single family home originally located at 5100 Walnut. This home currently sits on the corner in its current neighborhood and provides a bright and welcoming feeling to the area. The new site that I chose for this development is located at 3040 Flora Avenue. This site is an empty parking lot and is only located a block east of Troost Park. The single family home currently sits at 5, 791 SqFt and has a total of 7 dwelling units per acre. This means that the floor area ratio for this home is 0.73.

I chose this specific location because the single family home sits nicely on the corner of Flora Avenue and fits perfectly into this neighborhood. The other homes in the neighborhood share the nice brick structures and over hanging porches. Most of the homes are either 2 or 3 stories as well. It is located across the street from Habitat for Humanity and next to St. Vincent’s Academy which compliments the nice brick foundation.

I chose these multi-family apartments originally located at 301 N. Gladstone Blvd, located in the Northeast area of Kansas City. I chose these because they were very close to Gladstone elementary school and were a huge factor and asset to the St. John Avenue commercial corridor. The pathway from the sidewalk to the front entrance created a friendly environment. The windows gave a sense of light with the trees that provided somewhat shade during seasons.

The new site that I chose for these apartments is located at 1200 E Linwood Blvd, which is located on the same parcel as the Police department, but the apartment building is facing north. These are located on the same street as the Troost park, just located a block west from the park. The current unit sits at 22,037 SqFt and have a total of 31 dwelling units per acre.

The new location that I chose has many advantages for this multi-family unit. It sits on 31st street, which has many commercial opportunities such as, the church and operation break through that are near by. This nice brick fits well into the neighborhood with the other brick buildings such as the Scottish Rite and the police department.

The last development that I chose are the Bellerive Apartments which are originally located at 214 E Armour Blvd. These apartments were fairly popular in 1922 because of its club that was located inside of the hotel. The entire building has been renovated since then, but keeping the same structure.

The apartments currently sit at a total of 121,833 SqFt and 38 dwelling units per acre. For this specific assignment, I chose to only partake in only 82,665 SqFt considering most of the SqFt calculated was for parking. I thought it was only necessary to have one parking lot for this purpose.

The new lot that I chose for these apartments is located at 3128 Wayne Avenue. The cross street is Linwood Blvd which has a few Multi-family apartment buildings sitting along the corridor. I thought this would be a perfect opportunity to create more housing in this area since the lot that I chose for the apartments is essentially vacant. There are only a few single family residents on Wayne street. This would be a great opportunity to bring life back into this neighborhood.
