The most interesting out of my three parcels is the one at 3000 Chestnut Ave. I picked this specific parcel because four 4-unit town homes sit on the parcel. The parcel is about 50,000 sq/ft (1.16 acres). This equates to about 3,000 sq/ft per unit and 16 dwelling units per acre. In line with this, the floor area ratio calculates to 4. I felt that these town homes would be a good addition to the study area because it would draw more families to the neighborhood.

For the implementation area I chose 2770 Tracy Ave. I chose this lot because it is vacant and has plenty of square footage for the town homes. The lot also has potential for an alley behind the town homes. The alley not only will improve the street relationship, but it also allows for the town homes to have small parking spaces in the back.
