Montage/Overhead VIews

High Residential on site. (3018 Tracy Ave.)

The High Residential I choose is a multi-unit complex originally located at 5017 Grand Ave. The complex holds 6 units with 5,970 sq ft for a lot size. This come out to 43.76 density unit per acre (D.U.P.A.) and .91 Floor Area Ratio (F.A.R.). I am putting this facing Troost Park at 3018 Tracy Ave.

The High Residential will be located next to The Low Residential housing units. Which will be at 3028 Tracy Ave. The house originally is located at 1639 Madison Ave. The Low Residential has a property area of 4,098 sq ft with a single family residence. This equates to 10.76 D.U.P.A. and .73 for the F.A.R. Both of the High and Low Residential will face the park to offer saftey in the park as well as a “urban barrier” around the park.

Low Residential Residence on site. (3028 Tracy Ave.)

The Medium Residential originally 1646-1648 Summit St. The unit holds 2 units. The square feet on property is 7,055 with two units get a DUPA of 12.34. With a F.A.R. of .72.

Medium Residential Residence on site. (2831 Forest Ave.)

The site I picked is 2831 Forest Ave. This is a large lot near the park. Perfect for the larger sized building. The building does not have any parking so the lot is on a back street that does not have much traffic for residences to park in the street.
