There is a lot of potential in Valentine. I think the clean slate that sits in Valentine creates a lot of potential for reshaping the rest of Midtown, as Valentine is such an important piece of it. I think the relationship between Valentine and Southwest Trafficway needs to change. I think when you redo the relationship and slow Southwest down you can create human scaled development opportunities.
When you change what the use is at the intersection of southwest and 33rd you can imagine shaping a new walkable neighborhood that fits in with the historic character of the neighborhood. You can add density in the vacant parcel of MCC that currently stores parking lots and grass lots as well as a transit hub. I would add a lot of density to the neighborhood to justify that transit hub and Frame the neighborhood with the new buildings that are created in a way that puts pedestrians first and vehicles second.
