Redevelopment of Main street and Linwood boulevard


Main street and Linwood boulevard (Blvd.) is part of the Midtown Kansas City Missouri area. It creates a center or destination that welcomes people into the downtown area as well as welcomes people to the outskirts of downtown. An area that does this is what may be called a gateway to the downtown. This center creates good experiences that transition from a large development to human-scale development. An area as such has a great view of the downtown area as well as other areas. The purpose of redevelopment is to revive the main street and Linwood Blvd. as one of the gateways of Kansas city. The redevelopment is to establish this area as a destination and a departure that leads people to experience space and place as the unique canvas of what makes a city “A City”.

It is the framework of urban planning and design and architecture that shapes a city. It could be recognized from the area name, the street layout, block systems, historic houses, architectural styles as well as the history of the area. The name Maztory Plaza derives from three themes I focused on. The three themes are “Irregular vs Regular”, “Maze” and “History”. I chose the three terms because I wanted to honor the history of the site, show the potential of the area through different lenses and I wanted to dedicate a center core piece to just as many great cities in a way that showcases Kansas City. Based on the first impression of the site, existing conditions, demographics, landscape analysis, and three themes the best way to explain my redevelopment of Main street and Linwood Blvd. was by identifying one sentence that would say everything, so I called it “The Maze of History”.



“The Maze of History” to me in simple terms was what in a wedding is the gift as something old and something blue. The Maztory plaza was something old in the light that, it is filled with history and buildings of great architectural styles and would be something blue include a water feature that would be a representation of Kansas city history of the two hundred fountains. To merge both I chose to include something new which was a representation of modern generative planning and design that would influence modern architecture in the area. The question then became how does modern planning influence modern architecture? In examining, space and time with planning theory and practice, it is important to note that urban design and architecture are of similar professional practice making urban planning the framework that drives urban design and architecture. This means that all conceptual designs of urban planning could shape conceptual designs of architecture. For example, the street layout is an urban planning and design framework that addresses mobility, but it shapes architectural structures based on the shape of the blocks and the square footage of the structure. Based on my proposed redevelopment, I chose to be influenced by cities that had a radial concentric plan of streets which can be recognized in ancient or historic city layouts in Europe. Although this concept on a broad scale would be unique, the design was meant to be unique for Kansas city and this particular area. Therefore, I kept the majority of the existing street layout and street aligning infrastructure. The purpose of changing a portion of the street layout was to keep the area familiar as well as join the parks and boulevard system with the implemented greenways. Intersecting the boulevard streets, the arterial streets, and greenways would create new and unique experiences for all through different modes of transportation.

Based on the existing plan it was important for me to remember my first impression of the site from the use of all my senses to the unseen emotional sense one can get from the built environment. It was important to best capture this type of analysis with positivity as to what I could imagine for this area. Rather than dwell in the frustration of unrealistic or impossible development or even cost it was important to show the best possibilities I could envision for this community. The proposed plan implements mixed-use buildings, apartments, duplexes, and tiny homes or cottages. The possibilities such as apartments with retail on the west block of Wyandotte street addressed the possibilities of a site with vacant structures that could handle a guided approach to affordable or community housing. Although some may look at this approach and imply it to be unrealistic, it is the best approach in merging an existing and modern housing crisis discharged from a capitalist frontier economy that feeds markets and in return emits cheap houses that do not meet the living standards and necessities of those in the community.

The proposed plan focused on supporting the lives of those in the community through design, therefore they may continue to thrive and remain in this area. Based on the history of this community many residents faced displacement as the southeast block of the site, which was residential homes were demolished to create space for new development which today is Home Depot and Costco. Knowing this history, it was important to find a solution in development that would not cause “root shock” for the people that live here but create a regenerative area for all people. “Root shock” is the trauma caused by uprooting or removing people from their communities. It is from an article by Mindy Thompson Fullilove, which to me is a warning to planners as to the consequences of plans that bring or cause trauma to residents. The proposed plan for Main street and Linwood Blvd. was to find a way to preserve the majority of the existing structure and merge them with resilient urban designs and modern architecture. The proposal was to create additions to structures and renovation of exterior and interior of structures. It also proposed the merging of other parts of the Kansas city such as the Country Club Plaza of Kansas City Missouri with this area through the inclusion of water features.


To merge this site with other areas of Kansas City, there were three important problems to contend with that are not only focused on this area but on all of Kansas City. This meant addressing vacancy whether by structure or lot, addressing the deterioration of the exterior of structures and landscape elements with respect to all elements of the public realm. For my proposed plan to work not only in this area, I also needed it to create a ripple effect either duplicatable or similar to be effective in Kansas City or Kansas City Missouri. This site would present vacancy by structure or lot as an opportunity for residents of this area or others so they may invest in their community. It would layout ways to modernize the deterioration of existing structures so the structures could remain in use, and it would illustrate the balance of landscape elements with impervious surfaces. Most importantly, it would communicate the future of Main street and Linwood Blvd.

The Maztory Plaza plan is a proposed plan that uses existing land use and zoning to forecast or determine the proposed land use and zoning. The proposal for both zoning and land use is focused on changing regulations for the areas with the radial street layout. For the existing areas, the zoning and land use regulations remain the same. The reason for not changing existing regulation was to challenge it specifically in the areas marked as urban redevelopment. Before the development of Home Deport and Costco the southeast block of the site was residential and today it is zoned as urban redevelopment. Therefore, if an area zoned for residential could be demolished and cause displacement then what I understood is that an area marked for urban redevelopment is a potential site of demolition. I do not mean that is what will happen, but it shows that areas such as this that seem “abandoned” are potential areas of simple zoning such as urban redevelopment to late be rezoned and what exists there potentially becoming demolished creating spaces for implementations that mismatch the whole purpose of this area being a gateway to other areas. The proposed plan implements the update of the Infill residential development ordinance. This update in Kansas City Missouri would make the process for new or upcoming developers easier, giving opportunities to residents for a chance to develop in their communities through a By-right development process rather than an entitlement process. The By-right process would be beneficial in this area because it would provide opportunities for those who live here to build their economic growth in a way that contributes to giving opportunities to those who need them the most.



The proposed plan not only focuses on the existing residents but new residents. The proposed structures are market rate with non-profit as well. This plan is designed to create existing and proposed implementations that are cohesive. For example, the southwest block of Main street and Linwood Blvd. is an example of how there could be additions to existing structures. This area is dedicated to the art and culture of Kansas City, and it is a new proposed community center that joins with Drexel Hall which is the Irish center, and the Kappa building. Art is important in Kansas City. It is what we all share, love, and enjoy. In Kansas City, art is one of the ways we express ourselves and become united because it brings us together. The inclusion of art in the community center is important because it is the area dedicated to all people from newborns to sixty-five and older population. This interaction of all people of all ages creates environments or areas that thrive.

Another way to create areas that thrive is through renovations of exterior structures. Since the proposed plan’s purpose is to support some existing structures from demolition based on new trends and public discussions, it was important for the plan to address one of the buildings in the discussion of demolition which is the Jesse Rich tower on the northeast block on East 31st Street and Main street. The JesseRich tower is a building that has been on this site for ages, but it is the architectural style of the building that stands out and captivates those who recognize it as a building of unique style. The building is renovated to its original exterior appearance as marketable to a new generation. The architectural style of this building is unique, and it is the only tower building in this area. For its uniqueness, it is proposed as an example of the existing future of this area.

Based on the proposed the redevelopment would target three areas of development impact the environment, the social, and the economics in that order. The environmental impacts are to be the environment through the street landscape of trees and vegetation to support storm water and create shaded places for people to enjoy. The other development would be the social impact. This addressed socialization areas created for people to sit and be together. Spaces that are comfortable and enjoyable for all people. The economic impact targets the opportunity of close proximity to have income as well as the investment of residents into their own communities. this also addresses the income gap opportunities as well as recovery opportunities for those who are homeless.

The Maztory Plaza proposed redevelopment of Main street and Linwood Blvd is beneficial to the community because it is a plan that is inclusive and promotes diversity and equity for all people to create their own economic growth. This plan would also benefit Kansas city because it addresses problematic issues trying to be addressed in today’s planning.
